Rights to Light +

Our policy covers claims that a redevelopment of the risk property will infringe third party rights of light.

Title to Shares & Real Estate +

Our policy covers forfeiture or attempted forfeiture of a lease or a superior lease.

Contingent Material Damage/ Non-Reinstatement +

Our policy covers loss resulting from a contingent event following material damage - typically delayed reinstatement leading to determination of the insured’s interest.

Judicial Review +

Our policy covers loss resulting from judicial review of planning or another public decision in connection with the risk property.

Chancel Repairs +

Our policy covers the liability of the risk property owner to contribute to the costs of repairing a church chancel.

Portfolio Due Diligence Indemnities +

Our policy covers against unknown matters which would have been revealed by due diligence exercises.

Losses covered include the costs of defending claims, third party settlement,  and loss in market value.

Planning Indemnities +

Our policy covers claims that the use of the risk property or previous works undertaken are in breach of Planning, Building Regulations, Listed Buildings or Conservation Area consent.

Losses covered include the costs of defending claims, costs of complying with enforcement notices and loss in market value.

Restrictive Covenants +

Our policy covers claims that the risk property is or will be in breach of restrictive covenants.

Cover can be offered in respect of existing property or in circumstances where a development or change of use is proposed.

Insolvency Act +

Our policy covers claims that a previous transfer at undervalue or gift of the risk property is impugned under the Insolvency Act 1986.

Losses covered include the costs of defending claims, settlement and loss in market value.

Flying/ Creeping Freehold and Maisonette Indemnities +

Our policies cover loss resulting from the title to the risk property lacking adequate rights for support, repair and protection.

Losses covered include the costs of enforcing rights, additional costs of undertaking works and loss in market value.

Liz has had a successful career in the financial lines business for more than 30 years. She has written successful portfolios for various Lloyd’s entities and company markets across the United Kingdom; including RGB, M E Warrington, Markel, Argo and latterly DUAL. Liz has a BA in Risk Management.

Tom has a BA in Politics from the University of Sheffield.
